Rising demand for housing in the Inner Loop sparked a tear-down trend in many parts of the city (replacing older single-family homes with newer properties or townhomes). More than 6,000 new developments broke ground in just the first quarter of this year.

There are a number of new construction single-family homes available within master-planned communities outside Houston as well. Notable new home communities include the Woodlands, Cinco Ranch, and Sienna Plantation.

Benefits of renting a Houston single-family home (vs. townhomes, apartments or condos)

  • More privacy. Renting a single-family home provides a lot more privacy compared to renting a condo or townhome. There usually are setbacks on all sides, as opposed to sharing a wall with a neighbor or two. Depending on the rental unit, a home also can provide private entrances, fencing, and garages.
  • More space. A single-family home will usually provide more space than a condo or loft unit. Townhomes are comparable living space-wise but most don’t offer any outdoor space (or offer very little). As there is more space however, utilities and rental costs can be higher in renting a single-family home vs. a townhome or condo.
  • You don’t have to “share” amenities. Renting a condo can mean that you’re sharing common areas and amenities (laundry rooms, swimming pools, outdoor patios, bbq pits, and decks, among others) with your neighbors. With a single-family home rental, you can choose which homes have the amenities you need.

Single-family home ownership means that you own the structure plus the land (from the center of the earth to infinity) upon which it sits.

A patio home is a type of single-detached home that is typically smaller compared to a single-family home. They are usually built in rows (similar to townhomes) and own the land upon which the structure sits.

While some single-family homes sit on a property line (or two), they usually don’t share a wall with a neighbor. Townhomes share a wall with the units immediately next to them.

Condos and lofts, on the other hand, are a completely different kind of asset. You own airspace and share ownership of the building’s common areas. Monthly fees cover maintenance of amenities and exteriors.

The benefits of owning a single-family home has its benefits (vs. townhomes or condos or lofts), but there are a few downsides.

Pros of Owning a Single-Family Home

  • The space is yours. Both the structure and the land upon which it sits are yours.
  • Better resale values. Compared to other home types, single-family homes tend to have higher resale values.
  • Privacy. Since there are no shared walls, Houston single family homes give you the most privacy out of the other housing options available.
  • Flexibility. Owning a single-family home gives you the flexibility to add rooms, update furnishings and appliances, remodel exteriors and interiors, and make other changes to your home. Deed restrictions will limit the sort of changes you can make but overall, you still have control over your home’s look and feel.
  • More space. Compared to condos and lofts, single-family homes tend to be roomier, both in terms of living space and lot area.

  • Maintenance. You are responsible for repair and maintenance costs of interiors, exteriors, and landscaping. Since single-family homes are bigger than a condo or loft, utility expenses also tend to be higher.
